Remote Work and Housing in Central Florida: What Changed

About 26% of U.S. workdays are now remote and most workers are hybrid. Here is how that reshapes housing choices in Orlando and on the Space Coast.

Key takeaways

  1. 01About 26% of U.S. paid workdays were remote in July 2026; 12% of full-time workers are fully remote, 26% hybrid, 62% on site.
  2. 02Orlando added 36,100 net jobs in the year through mid-2025, led by hospitality and healthcare, while Brevard runs on aerospace.
  3. 03Mean commutes are 28.0 minutes in Orange County and 25.4 in Brevard, but cross-county drives can double that.
  4. 04Orlando's median price slipped to $400,676 with 4.9 months of supply, making a move closer to work more feasible than in 2024.
  5. 05At 7.40% rates, leasing out a low-rate home through Sea Dog can beat selling it for a long-commute household.

Remote work did not disappear, and it did not win. It settled. About 26% of paid workdays in the United States were worked from home in July 2026, and among full-time employees roughly 12% are fully remote, 26% are hybrid and 62% are fully on site (WFH Research, Survey of Working Arrangements and Attitudes, September 2026 update). Employers plan for 1.3 to 1.5 home days a week, and that number has barely moved since 2022.

For Central Florida and Space Coast homeowners, that means the housing question has changed. It is no longer "can I live anywhere?" It is "how far am I willing to drive two or three days a week, and is my current home the right one for that?" This article covers where the employers are, what the commute costs, and the three ways to adjust.

Where remote work landed in 2026

The original version of this post, written in early 2025, described a wave of return-to-office mandates. Eighteen months later the data shows the mandates mostly pulled workers to hybrid, not to five days a week. The gap between the days workers want at home and the days they get has hovered near half a day for years, and employers offer fewer fully remote roles than workers want (WFH Research).

The practical effect: a professional who moved to Clermont, Palm Bay or St. Cloud in 2021 for space and price now makes that drive two or three times a week instead of never. For some households that is fine. For others it is the reason they are calling us.

Who employs Central Florida and the Space Coast

Orlando's job engine is still running. The metro added 36,100 net new jobs in the 12 months through mid-2025, a 2.4% gain, with 13,800 in leisure and hospitality (Epic Universe opened in May 2025), 5,700 in private education and health services and 6,100 in white-collar sectors, while the population grew by about 59,200 (Berkadia Orlando Multifamily Report, mid-year 2025). Walt Disney World, Universal Orlando, AdventHealth, Orlando Health, Orange County Public Schools and UCF anchor the commute map, and AdventHealth's Lake Nona hospital opens in 2026.

The Space Coast runs on aerospace and defense. L3Harris, headquartered in Melbourne, is the region's largest industry employer; Boeing and Lockheed Martin operate on the north end near Kennedy Space Center, Collins Aerospace, Leonardo DRS, Northrop Grumman and Embraer in the south, and Blue Origin and SpaceX have built out around the Cape (Space Coast EDC). Manufacturing jobs in Brevard have grown about 19% since 2001 while the national total fell about 28% (Space Coast EDC, citing BLS). Most of this work cannot be done from a kitchen table, which is why Brevard never saw the remote-work exodus Orlando did.

What the commute actually costs

Mean travel time to work is 28.0 minutes in Orange County and 25.4 minutes in Brevard County (U.S. Census Bureau QuickFacts, 2020 to 2024). Those averages hide the trips that matter: a Lake Nona to Melbourne drive on I-95 and SR 528, or a Winter Garden to downtown Orlando run on the 408 at 8 a.m., each of which can double the mean.

Brevard25.4 minutes76.7%$339,600

Do the math on your own schedule. Three office days a week at 45 minutes each way is 4.5 hours a week and roughly 225 hours a year, plus fuel, tolls and wear. That is the number to weigh against the price difference between where you live and where you work.

Key point: Hybrid work changed the trade-off from "no commute" to "a commute two or three days a week." The right home is the one that makes those days easy without giving up what the other four days are for.

What this means in Orlando and on the Space Coast

Moving closer to work is more affordable in Orlando than it was two years ago, and still reasonable on the Space Coast. Orlando's median sale price was $400,676 in August 2026, 0.6% below a year earlier, with 12,144 homes on the market and a 4.9-month supply (Orlando Regional Realtor Association). Brevard's single-family median held at $380,000 in July 2026 with a 3.5-month supply (Space Coast Association of Realtors).

Mortgage rates are the complication. The 30-year fixed averaged 7.40% in the week of October 15, 2026, up from 6.27% a year earlier (Freddie Mac). A household that bought at 3% in 2021 and sells to buy closer to work trades a cheap loan for an expensive one, so the decision has to be made on the total monthly cost, not the price alone. Neighborhoods that shorten a commute without a large price jump include Rockledge and Viera for Space Coast employers, and Azalea Park, Conway and Baldwin Park for downtown Orlando and the hospital districts.

Buy, sell or lease: your three options

Sell and buy closer to work

If the commute is the problem every week, this is the cleanest fix. We price your current home against the last 90 days of sales and run the full payment on the replacement at today's rates, so you know the real monthly difference before you list. Our sellers page covers the process, and buyers can start a search here.

Keep your home and lease it out

If you want to test a new location before committing, or your current mortgage rate is too good to give up, leasing your home preserves the asset and the loan. Sea Dog Property Management, our sister company, manages homes across Orlando and the Space Coast for owners who relocate, including the move-out inspection, tenant placement and monthly accounting. Read keep your home as a rental when you upgrade for how the numbers work.

A hybrid arrangement

Some professionals rent a small place near the office for in-office days and keep the family home where it is. It works best when the in-office stretch is predictable and the rental is small enough to justify. We can help you find the right condo near Lake Nona Medical City, downtown Melbourne or the Cape for that purpose.

Next step

If your commute changed and your house did not, the first step is a clear comparison of the three paths: what your home would sell for, what it would rent for, and what a replacement near work would cost each month. We run all three numbers in one conversation, with Sea Dog on the rental side and Don Harkins Mortgage on the financing side, so you can choose with the full picture.

Frequently asked questions

How common is remote work in 2026?
WFH Research's Survey of Working Arrangements and Attitudes found that about 26% of paid U.S. workdays were worked from home in July 2026. Among full-time employees, roughly 12% are fully remote, 26% are hybrid and 62% work fully on site, and employers plan for about 1.3 to 1.5 home days per week.
Should I sell my house to move closer to work in Orlando?
It depends on the monthly math. Orlando's median price was $400,676 in August 2026 with 4.9 months of supply, so replacement homes are easier to find, but the 30-year mortgage rate was 7.40% in mid-October. Compare the full payment on a replacement home against your current loan and the real cost of the commute before deciding.
Can I keep my home as a rental if I relocate for work?
Yes, and it often makes sense if you hold a low mortgage rate. Sea Dog Property Management, Don Harkins Realty's sister company, manages homes in Orlando and on the Space Coast for owners who move, handling tenant placement, inspections and monthly accounting. Confirm your lender and HOA permit leasing first.
What are the major employers on the Space Coast?
L3Harris, headquartered in Melbourne, is the largest aerospace employer. Boeing and Lockheed Martin operate near Kennedy Space Center, Collins Aerospace, Leonardo DRS, Northrop Grumman and Embraer are in the south county, and Blue Origin and SpaceX have large operations near Cape Canaveral. Most of these jobs are on site, which keeps housing demand close to the workplaces.
