Key takeaways

  1. 01A garage door (227.7%) and a steel entry door (219%) are the top two resale projects in the South Atlantic region per Zonda's 2025 report.
  2. 02A minor kitchen refresh returns 109.2%; a major midrange kitchen remodel returns 50.2%, so refresh rather than rebuild.
  3. 03Additions are the weakest category: bathroom additions return 51.4% and primary suite additions 35% or less.
  4. 04Orlando's 4.9-month supply and 64-day average market time mean move-in-ready homes sell first.
  5. 05On the Space Coast, generators, impact windows and roof age affect insurability as well as price.

The projects that return the most money at resale are not the ones most homeowners expect. In the South Atlantic region, which includes Florida, a new garage door recoups 227.7% of its cost and a steel entry door recoups 219%, while a midrange primary suite addition gets back about 35 cents on the dollar (Zonda 2025 Cost vs. Value Report, South Atlantic).

If you are preparing to sell in Orlando or on the Space Coast, that pattern should shape your to-do list. Spend on curb appeal, mechanical reliability and a clean kitchen refresh. Leave the big additions to the next owner.

How resale value is measured

Zonda's Cost vs. Value Report is the industry standard for this question. Each year it estimates the installed cost of a fixed set of projects in 150 U.S. markets and asks local real estate professionals what each project would add to the home's sale price. The result is a "cost recouped" percentage. The 2025 edition, released in September 2025, is the most recent and covers 28 projects (Zonda 2025 Cost vs. Value Report).

Orlando is not one of the report's named cities, so the figures below use the South Atlantic region, which runs from Delaware to Florida. Regional numbers are the closest published data to our market, and local buyer behavior tracks them closely in our experience.

The bottom of the list is just as instructive. A midrange major kitchen remodel ($81,076) returns 50.2%. An upscale bathroom addition ($107,955) returns 36.1%. An upscale primary suite addition ($338,323) returns 18.8%, and a solar installation ($55,673) returns 29% (Zonda, South Atlantic).

Small projects, big returns

The first three projects on the list share two traits: they are visible from the street and they cost less than most people spend on a used car. A buyer forms an opinion of your house in the driveway, and a new garage door and front door change that opinion for about $7,500 combined.

Interior projects can pay too, as long as they stay small. The 2025 Remodeling Impact Report from the National Association of Realtors and the National Association of the Remodeling Industry puts a new steel front door at 100% cost recovery and a closet renovation at 83%, ahead of every kitchen and bath project it measured (NAR, April 2025). Organized storage matters in Florida homes, where many 1970s and 1980s floor plans came with closets sized for a different era.

Key point: The best pre-sale projects cost less than $30,000, are visible to a buyer within the first five minutes, and fix something that would otherwise show up on an inspection report.

Kitchens and bathrooms still matter

A kitchen sells a house, but the size of the project decides whether it pays. A minor midrange kitchen remodel (new cabinet fronts, counters, appliances, flooring and paint within the existing layout) recoups 109.2% in the South Atlantic region. A midrange major remodel recoups 50.2%, and an upscale one recoups 35.5% (Zonda, South Atlantic).

The lesson is not to skip the kitchen. It is to refresh rather than rebuild. The same holds for bathrooms: a midrange bath remodel returns 75.3%, while an upscale one returns 41.4%. If your kitchen is functional but dated, a $25,000 to $30,000 refresh will photograph well, remove objections and come close to paying for itself. See why your home isn't selling and what to do next for how condition and price interact.

Expand without adding square footage

Additions are the weakest category on the list. A midrange bathroom addition returns 51.4%, an accessory dwelling unit returns 41.9%, and primary suite additions return 35% or less (Zonda, South Atlantic). Florida construction costs, permitting time and impact fees make the math harder, not easier.

Repurposing space you already own is the better route. NAR and NARI estimate an attic conversion to living space recovers 67% of its cost (NAR, April 2025). In Central Florida the more common opportunity is an enclosed lanai, a Florida room or an oversized garage bay that can become a home office or guest room with permitted work. Buyers here pay for flexible space, and they do not pay a premium for square footage that pushes a home above the neighborhood's price ceiling.

What this means in Orlando and on the Space Coast

Buyers have options right now, which raises the bar on condition. Orlando had 12,144 homes on the market in August 2026, a 4.9-month supply, with an average of 64 days on market and a median price of $400,676 (Orlando Regional Realtor Association). Brevard County is tighter at 3.5 months of single-family supply and a median of $380,000 in July 2026 (Space Coast Association of Realtors). In both markets, a home that needs nothing sells first.

Three projects deserve extra weight here. A backup generator returns 96.5% regionally and more than 100% in hurricane-prone areas, according to Zonda, and Space Coast buyers ask about it. Impact-rated windows land near the 82.6% vinyl window figure on paper, but they also reduce insurance premiums and remove a common objection. An aging roof is less a resale project than a sale requirement: asphalt roofing returns 69.9%, yet a roof near the end of its insurable life can stop a buyer's policy from being written at all. A listing consultation on our sellers page will tell you which of these applies to your house.

Next step

Before you spend a dollar, get an honest read on what your home would sell for today and which two or three projects would move that number. We walk every property before listing and rank the fixes by return, using current buyer feedback from our Orlando and Space Coast sales. That conversation usually saves sellers from the one expensive project that would not have paid.

Frequently asked questions

What home improvement has the best return on investment in Florida?
Zonda's 2025 Cost vs. Value Report puts garage door replacement first in the South Atlantic region at 227.7% of cost recouped, followed by a steel entry door at 219% and manufactured stone veneer at 197.2%. All three cost under $11,000 and are visible from the street.
Should I remodel my kitchen before selling my house in Orlando?
A minor midrange kitchen remodel that keeps the existing layout recoups about 109% of its cost regionally, so a refresh usually makes sense if the kitchen is dated. A major remodel recoups only about 50%, so full gut renovations rarely pay for themselves at resale.
Does adding square footage increase my home's value?
Not proportionally. A midrange bathroom addition returns about 51% of its cost and a primary suite addition about 35% in the South Atlantic region. Converting existing space, such as an enclosed lanai or an attic, generally returns more than building new.
Is a generator worth installing before selling on the Space Coast?
A backup power generator returns 96.5% of its cost regionally, and Zonda reports returns above 100% in hurricane-prone areas. Brevard County buyers frequently ask about storm readiness, so a generator can also shorten the sale.
